BASIC FUNCTION

Responsible for the efficient management of the Property through effective management of its daily operations in accordance with the Contract of Lease and company policies; maintains favorable relations with the lessees as well as the general public; and efficient and adequate building and equipment maintenance, security, and other ancillary services with the end view of increasing business transactions and patronage of the Property and the Center.

PRINCIPAL DUTIES AND RESPONSIBILITIES
  • Attains or exceeds target value for the property through sound planning and financial management
  • Develops, recommends and implements objectives, operating plans, programs, strategies and budgets of the Property.
  • Studies Lessee Sales Performance, and identifies factors and thereafter implements action plans that will increase shoppers’ traffic, business transactions, and shoppers’ and lessees’ satisfaction. Determines required facilities and amenities.
  • Studies and recommends to Zone Head innovations in shopping center concepts, ideas and facilities which will increase patronage of the Property and the Center
  • Enforces the provisions of the Contract of Lease, house rules and regulations, and company policies to ensure smooth and orderly day-to-day operations of the Property.
  • Ensures the timely and accurate billing and collection of charges to the Property.
  • Supervises the repossession of leased premises due to delinquency and/or lease violations, as well as the inventory and disposal of repossessed items in close coordination with other units concerned.
  • Ensures proper compliance with government requirements such as permits, licenses and taxes, and ensures appropriate insurance coverage of the Property.
  • Chairs the opening and closing shift meetings, following through all items that need to be acted upon immediately. .
  • Orients lessees on provisions of the lease contract, house rules and regulations and other documents. issues notice and effects turnover of the leased premises.
  • Acts as Safety Brigade Marshall of the area and responds to all types of emergency situations.
