Position Overview
The Distribution Manager is responsible for maximizing accommodation revenue and profitability across all company properties. This role involves analyzing long-term market trends, optimizing pricing strategies, managing distribution channels, and ensuring seamless communication with stakeholders to achieve financial objectives. The Distribution Manager will also oversee property management systems, respond to tenders, and handle daily interactions with multiple property managers.
Key Responsibilities
Revenue Optimization
- Develop and implement rate strategies across all client properties.
- Lead Request for Proposal (RFP) submissions through CVENT / LANYON.
- Conduct daily analysis using Lighthouse, STR rate and occupancy data, and other tools to monitor booking patterns, market trends, and competitor pricing.
- Adjust pricing dynamically to ensure optimized rates across direct booking platforms, OTAs, GDS, and corporate agreements.
Forecasting and Reporting
- Prepare and present accurate daily, weekly, and monthly revenue reports, forecasts, and performance analyses.
- Provide actionable insights and recommendations to hotel leadership teams based on data-driven analysis.
- Track and report on key performance indicators (KPIs), including rooms offline/on hold, RevPAR, ADR, and occupancy rates.
- Prepare and present weekly summaries of all guest reviews, both positive and negative, across distribution channels and GoDaddy app.
Channel Management
- Ensure rate parity, competitive pricing, and content accuracy across all distribution channels.
- Collaborate with marketing and property teams to enhance online presence and increase direct bookings.
- Manage relationships with third-party distribution partners to optimize visibility and revenue.
Collaboration and Communication
- Partner with General Managers, Sales, Marketing, and Operations teams to align revenue strategies with property goals.
- Attend weekly strategy meetings with hotel leadership to review performance and discuss future strategies.
- Assist with the management and preparation of consortia submissions.
- In collaboration with General Managers, review and draft responses to negative reviews.
Market Analysis and Strategy Development
- Conduct daily competitive market analysis using tools like STR, Lighthouse, SiteMinder, and Peak Revenue to maintain market share.
- Stay updated on industry trends, economic conditions, and local events impacting demand.
- Implement dynamic pricing models and strategies to respond to changing market conditions.
- Assist with the development of rate mapping and plans.
General Administration
- Act as the senior point of contact (POC) and administrator for OTA platforms, Lighthouse, GetDandy, STR, CVENT, and other services.
- Be the first POC for motel staff regarding room pricing discussions.
- Manage monthly assessments on General Manager KPIs (e.g., cleanliness scores, reviews).
- Handle other tasks as directed.
Work Expectations
- Working Hours: 9 AM - 5 PM Canberra Time (Full-Time Remote)
- Occasional Overtime: Required during emergencies (expected once per quarter for a few additional hours)
Required Skills & Tools
- Strong proficiency in: Microsoft Outlook, Teams, and Excel.
- Experience with: RMS Cloud and SiteMinder (Training provided).
- High confidence and assertiveness in English (essential for daily communication).
- Strong analytical and problem-solving skills.
- Ability to work independently and collaborate with diverse teams.
