MR DIY Philippines is seeking to hire an additional full-time Business Development Officer - Site Acquisition. In this role, you will be responsible for end-to-end site acquisition, including site mapping, assessment, negotiation, site documentation, landowner/lessor relationship management, and feasibility studies for potential store locations. You will also build and maintain relationships with property owners and managers in the region.
Key Responsibilities
- Consistently secure and recommend new market opportunities and profitable sites for store expansion.
- Analyze financial data, such as past and current financial reports, and develop strategies to cut costs and boost revenue.
- Prepare and manage the business development budget, track expenses, and ensure financial targets are met.
- Communicate and negotiate with lessors regarding lease terms, rent-free periods, rent concessions, and other contract or lease-related concerns.
- Draft and execute renewal contracts, contract amendments, mutual releases, quitclaims, and waivers.
- Consolidate, manage, and maintain lease data to ensure accurate and efficient data management.
- Conduct market research and site assessments, including feasibility studies, to identify suitable locations for new stores.
- Build and maintain strong relationships with property owners, landlords, and real estate brokers to foster long-term partnerships.
- Ensure all documentation and contracts adhere to company policies and legal standards.
- Perform other job-related tasks as assigned by the immediate superior.
Job Requirements
- Bachelor's degree in Business Administration or a related field.
- 3-5 years of working experience in site acquisition, site development, network expansion, or property and asset management.
- Strong analytical and research skills with experience working with GIS systems.
- Effective negotiation skills and proven experience in managing stakeholder relationships.
- Ability to work independently and collaboratively as part of a team.
- Excellent communication, organizational, and time-management skills.
- Demonstrated ability to meet deadlines and manage multiple projects simultaneously.
- Knowledge of local real estate, land development, and zoning regulations is preferred.
- Flexibility and willingness to do fieldwork.
- Willingness to report to the head office as needed.
