Business Development Manager
Job Purpose
- Lead the development of industrial projects from feasibility to opening.
- Help generate business opportunities and develop growth strategies for the company.
- Build strong relationships with clients.
Duties and Responsibilities
- Conduct financial feasibilities, valuations, and market analysis for real estate developments (industrial parks, warehouses, cold storage, etc.)
- Assist in overall project management of industrial developments.
- Monitors project budgets, deliverables and timelines from planning, construction up to project completion.
- Assist in preparing presentation materials, updates and reports for management and external parties.
- Performs other business and project related functions.
- Coordinate with various departments in preparations of plans and timely submission of pertinent documents.
- Manage and operate industrial township developments including leasing of support facilities and parcels available for land leases.
- Conceptualize and implement industrial township related activation and marketing initiatives
- Obtains relevant permits, licenses and clearances for the project and industrial township developments.
- Conducts site evaluation for location of potential projects and helps in the negotiations process until land acquisition or lease agreement; Helps conduct legal and technical due diligence on properties as needed
- Provides insights about the market through research and competition analysis
- Oversees project planning from conceptualization, schematic design, detailed design until construction completion to ensure timely delivery of projects
- Does project financial analysis and modelling, helps determine the appropriate business model and conducts sensitivity analysis of different scenarios
- In charge of monitoring the project budget to ensure that costs are managed efficiently to prevent cost overruns
- Coordinates with different project stakeholders (both internal and external), consultants and suppliers
- Reviews contracts, plans and other project-related documents and coordinates with Legal for any deal closing and/or agreement signing
- Presents projects to the Investment Committee for approval
Qualifications
- Graduate of business management/administration, finance, accounting, economics or engineering
- At least 5 years of work-related experience
- With background in real estate project development and/or business development work (preferably in land acquisition, cold chain, logistics industry and/or industrial development)
- Understands business and financial concepts and can do financial analysis/modelling
- Proven analytical and problem-solving skills
- Must have excellent communication skills
- Detail-oriented, organized, can handle multiple projects and do coordination work with minimal supervision
