Job Summary

The primary role of the Special Project (SP) manager would be to identify and develop for internal approval potential government transactions, whether public-private partnership (PPP) deals, joint ventures, or procurement, which Filinvest Land would be able to participate. The SP manager would have to coordinate with the various departments of the company to prepare the feasibility study and bid submission, liaise and negotiate with concerned government entities, and monitor and manage the delivery of the project consistent with the signed contract.

Key Responsibilities

1. Market Research

  • Regularly monitors industry competitors, market trends, and government opportunities.
  • Secure all relevant data and determine potential connections or point persons to identify requirements and partnership/opportunity parameters


2. Product Conceptualization and Planning

  • Develop preliminary project briefs and design parameters, in coordination with the planning and finance teams.
  • Ensures the preparation of project design, construction parameters, and other project acquisition requirements in coordination with other departments.
  • Coordinate with other Business Units for potential project parameters specific to the concerned BU.
  • Conduct preliminary project finance and prepare for presentation.
  • Prepare reports and presentations for approval by management and concerned committees.


3. Finance

  • Prepares and updates project financials with financial projections, and conducts sensitivity runs and analysis for presentation.
  • Consolidates information such as cost estimates and assumptions needed for feasibility studies.
  • Research and apply government financial and evaluation standards.
  • Prepares and monitors budgets.


4. Project Management

  • Determine the steps and interdependencies in connection with the delivery of the identified or acquired projects
  • Manage and enforce the critical path toward timely completion to avoid penalties
  • Maintain a project monitoring system for accurate and up-to-date monitoring of the project status
  • Mediate among concerns and potential conflicts involving the delivery of the project


5. Documentation / Systems

  • Organize, safe keep, and track records, documents and contracts entered into under or with the collaboration of Special Projects
  • Participates in the preparation of systems, procedures and documentation needed for projects.
  • Coordinates with other corporate units to ensure that operating procedures and systems are implemented.


6. Others

  • Liaise and establish business relationships with other companies/individuals beneficial to the company.
  • Handle administrative and logistical requirements and support for business presentations, meetings, correspondences, and other relevant events


Qualifications

  • With experience in project management and strategic finance in the real estate industry
  • Has experience with government transactions, particularly under the PPP law
  • Resourceful, self-motivated, and organized
  • Can work independently
  • Very high level of interpersonal skills
  • Tactful and professional with a high degree of integrity
  • Well-versed in MS applications such as Excel and PowerPoint
  • Analytical and strong attention to detail
  • Works well under pressure and can identify priorities
