Property Management Head (Real Estate)
JOB SUMMARY
As a Property Management Head, you will oversee the operations, repairs, and maintenance of our projects and properties, ensuring they are well-maintained and meet the needs of our users and clients. You will work closely with property owners, clients, and service providers to ensure efficient property management and client satisfaction. Your attention to detail and strong organizational skills will contribute to the success of our property portfolio.
Reporting to the Technical Director, the Property Management Head shall review, develop, and implement department procedures, programs, and policies. Shall be overall in-charge in the supervision/management of all Property Management Department (PMD) activities, tasks, and assignments.
PRINCIPAL DUTIES
- Oversee all key processes in the Property Management Department (PMD). Direct all department activities in Village Management and Maintenance, Utilities and Facilities Administration, and General Services, including Security Services.
- Conduct periodic inspections and oversee scheduled maintenance tasks of all subdivisions, including amenities and Ready-for-Occupancy (RFO) units.
- Responsible for coordinating and supervising repair and renovation of RFO units for turnover to clients. Ensure quality workmanship and adherence to timelines and budget.
- Address customer concerns and requests promptly. Manage expectations and communicate project progress.
- Handle formation and registration of Homeowners’ Association (HOA) for applicable projects, starting with presiding in homeowners’ general assembly, documentary preparations and notarization, Department of Human Settlements and Urban Development (DHSUD) registration, BIR registration, and printing of Official Receipts in favor of the HOA.
- Oversee the operation of the Company’s Water Business starting with Statement of Account (SOA) generation to distribution, collection, monitoring of accounts, water connection and disconnection, system repairs, and maintenance.
- Responsible for energizing all RFO units, including energizing all existing Subdivision facilities.
- Solve daily operational problems and develop plans to improve existing services or implement new service systems.
- Supervise preparation and review of periodic reports as per set requirements and cut-offs.
- Lead departmental meetings to review processes, performance and solve issues. See to it that specific organizational objectives and productivity measures are clearly understood and thoroughly explained to subordinates.
- Develop and review department policies, systems, procedures, and programs.
- Prepare the yearly strategic plans, budgets, and projections for the department’s goals and targets.
- Handle department resource planning as to staffing, equipment, and others.
- Handle performance evaluations and coaching of department staff.
- Attend to other functions that may be assigned by the superior from time to time.
JOB SPECIFICATIONS
Education: Graduate of any Engineering-related course
Experience: At least ten (10) years of work experience in the real estate industry with a focus on project and property management
Competencies:
- Excellent negotiation and communication skills
- Knowledgeable in Microsoft Office applications
- Can handle pressure
- Willing to travel and with driving skills
