Job Title : Property Commercial and Retail Director (Based in Jakarta, Indonesia)
(USD ca. 200K++ gross per annum + accommodation + transport)
Our client is a well known and well-established conglomerate in Indonesia with multiple business. They are now developing a big mixed development project in Jakarta covering business, residential, shopping malls, theme parks, golf course, etc.
Key Responsibilities:
- Develop and execute comprehensive strategies for commercial and retail growth, ensuring alignment with broader organizational goals and market dynamics.
- Oversee the leasing of retail and commercial spaces, ensuring optimal occupancy rates, tenant mix, and lease agreements that enhance revenue potential.
- Build and manage relationships with investors, ensuring effective communication of business plans and financial performance, and driving investment opportunities aligned with business goals.
- Lead negotiations and establish joint ventures with key brand principals to enhance the company’s retail offerings, securing profitable partnerships
- Oversee the management of retail and commercial real estate assets, ensuring operational efficiency, maintenance, and enhancement of property value.
- Conduct market research and analyze industry trends to identify new commercial opportunities and optimize current retail strategies in line with consumer behavior and real estate market shifts.
- Monitor the financial performance of commercial and retail assets, including budgeting, forecasting, and P&L management, ensuring profitability targets are met or exceeded.
- Build and manage a high-performing team across leasing, property management, and retail operations, fostering a culture of collaboration, performance, and professional growth.
- Work closely with marketing, finance, legal, and operations teams to ensure cohesive execution of commercial strategies and seamless property management.
Minimum Qualifications:
- Bachelor’s degree in Business, Real Estate, Property Management, Retail Management, or a related field. An MBA or other advanced degree is a plus.
- A minimum of 10 years of experience in commercial and retail management, with significant exposure to leasing, property management, and investor relations.
- Proven experience in structuring joint ventures with brand principals and overseeing large-scale retail and commercial leasing operations.
- Strong knowledge of real estate markets, property management practices, and retail business trends.
- Excellent negotiation, communication, and stakeholder management skills.
- Financial acumen, with experience managing budgets, forecasting, and P&L responsibilities.
- Ability to manage multiple projects and priorities in a dynamic, fast-paced environment
