THE POSITION
We are looking for a Cost Segregation Specialist to join our team and provide in-depth cost segregation studies for commercial and residential property owners. The role involves analyzing construction costs, identifying property components eligible for shorter depreciation periods, and maximizing tax benefits for clients. The ideal candidate has a background in engineering, finance, or real estate and possesses expertise in IRS depreciation regulations and tax law.
The Cost Estimating department is primarily responsible for the following: property walkthroughs, property inspections, cost estimating, and customer satisfaction. The main role of a Real Estate Analyst is to inspect and analysis properties to estimate assets acquired or constructed within or around the property within a given tax year. The right candidate for this position is detail-oriented and focused on providing excellent customer service. We take pride in customer satisfaction and this role is critical in that effort.
What you will do:
• Meet virtually and collaborate with clients, property owners, property managers, site engineers, and other individuals to determine appropriate classification of various assets
• Approximately 3/4 of your time will be spent preparing a completed inspection packet for the costing team and 1/4 of your time will be spent completing virtual site inspections with clients
• Perform virtual site inspections on properties to identify and classify building components into the correct classification
o Perform takeoffs (quantity and measurements of building components) during the virtual site visit
o Perform takeoffs from blueprints and/or information gathered from virtual site visit.
• Using construction cost estimating methodologies to accurately cost estimate building components
o Estimate the cost of identified building components using construction cost estimating software (RS Means)
o Review and apply correct application of client-provided documentation
• Communicate and resolve questions with clients
• Collaborate with peers in other departments to provide the optimal balance of services
• Performs other related duties as assigned
What you bring:
• High School diploma, GED or equivalent required
• 1-3 years' experience in a Cost Estimator, Construction, Cost Accounting, or similar role
• Dynamic, people-oriented personality able to quickly adjust in a fast-changing environment
• Excellent communication skills, both verbal and written
• Strong customer service experience
• Detail oriented and excellent organizational and multitasking skills
• Proficiency with computers
• Proficiency with Microsoft Office apps (Excel, Word, SharePoint)
• Ability to manage multiple projects at the same time
• Ability to work towards regular deadlines
• High attention to detail
Nice to have:
• Bachelor's degree in Accounting, Finance, Business, Construction Management or related field
• Building construction knowledge / experience reading blueprints
• Familiarity with real estate concepts
• Experience in accounting, depreciation, fixed asset management
