Overview:

The Cold Caller/Appointment Setter will be responsible for initiating contact with potential clients, primarily through cold calling, to schedule appointments for the sales team. The role requires an individual who is personable, persuasive, and comfortable handling objections while maintaining a positive and professional demeanor.

Requirements:

-Excellent verbal communication skills with the ability to communicate clearly and effectively.
-Comfortable making calls and capable of properly communicating with clients.
-Strong phone personality; ability to be stern and handle objections.
-Great customer service skills, with a friendly and personable approach on the phone.
-Proactive, go-getter attitude with the ability to take ownership and get things done.
-Creativity in problem-solving and proposing solutions.
-Outgoing personality with good listening skills, able to interact with a variety of people.
-Ability to manage stressful situations without personal impact.
-Experience with project management, setting timelines, and fulfilling expectations.
-Familiarity with Google Drive/Dropbox, Microsoft Excel, and CRM systems like Salesforce or similar platforms.


Job Description:

1. Call & Qualify Leads

-Use VoIP phone systems (e.g., Dialpad, Google Voice, Nextivia) to make calls and qualify leads.
-Memorize English and/or Spanish scripts to effectively qualify leads based on their interest level.
-Tag leads as “cold,” “warm,” or “hot” depending on their interest in the company's offerings.
-Contact potential leads via phone or text to provide information about the company's services and assess their interest.
-Perform warm calls to verify information received from inquiries.

2. Cold Calling

-Cold call contacts generated from lead generation efforts or research, including distressed property owners or potential sellers.
-Engage in conversations to assess the potential for purchasing properties at a discount or on specific terms.
-Record call notes in a CRM system, and assign hot/interested leads for additional follow-up by the sales team.
-Transfer qualified leads to the sales department when they are ready to move forward.

3. Follow-up with Leads & Clients

-Follow up with leads via phone, email , or text until they either express disinterest or request to stop.
-Ensure prospects who missed appointments are rescheduled promptly.
-Leave voi cemail s or send text messages to clients who do not respond initially.

4. Calendar Management & Appointment Setting

-Assist leads in booking calls with real estate agents, either manually or through booking systems like Calendly.
-Send calendar invites to both realtors and leads/clients to confirm appointments.
