A real estate investor is looking for a full-time assistant to help me with online property title research. This will be a full-time 8 hour a day position. It will involve doing property title research on properties that either are going to a tax deed auction or already have been to a tax deed auction.

It is a position that has an opportunity for advancement to a supervisory role with increases in pay.

I have a 7-step process that involves going to websites and putting the link to the website in an excel spreadsheet and/or doing a screenshot (like a photo of the house or land on google maps) and copying it into an Excel spreadsheet.

The 7 steps are:
1. County Tax Office
2. County Appraisal Office
3. Map images (County GIS Maps and Google Maps)
4. FIMA Flood Zone website
5. Fair Market Value ( Realtor.com , Zillow, Redfin)
6. County Clerk’s Office (to determine any outstanding liens or judgments)
7. Photograph of property – only for the properties that I will be buying (you would not do this – this would be arranged with a local photographer to visit the property and take current photos)

You will be provided a list of the properties, and the list will include such things as the Parcel ID, the physical address and the legal address.

Some of the websites that I would prefer that you are familiar with using are County (Government) Property Tax Office (Tax Assessor’s Office – Tax Controller’s Office), County Property Appraisal District Office, County Zoning Office, GIS Maps, Google Maps, Zillow, Redfin, Realtor.com , County Clerk’s Office to research liens, judgments and title.

The job duties include researching the following:
Property title
Chain of title
Current and past delinquent property tax
County property tax records
County tax assessor’s records
Open liens on the property
Judgments
Easements
Rights of way
Overages, surplus funds or excess funds
GIS maps
Google Maps
Property comps by using the following websites: Realtor.com , Zillow, Redfin (just writing down the values from these pages)
